Huntersville
Huntersville sits along I-77 with two main interchanges, Exit 23 at Gilead Road into the older town center, and Exit 25 at Sam Furr Road (NC Highway 73) near Birkdale Village. Statesville Road (US 21) and Old Statesville Road (NC 115) run the north-south spine through town. We cover neighborhoods across that whole footprint, including Birkdale, Vermillion, Northstone, and Skybrook.
The town's housing stock spans decades of construction, and that matters for water damage. Older homes near the original town center along Old Statesville Road were often built with vented crawlspaces, while newer construction closer to Vermillion and Skybrook is more likely to have modern moisture barriers already in place. Either way, the region's clay-heavy soil holds rainwater against foundations for days after a storm, which keeps crawlspace conditions humid regardless of the home's age.
Cornelius
Cornelius neighborhoods along Jetton Road and West Catawba Avenue sit close enough to the shoreline that lake-effect humidity is a year-round factor, not just a summer problem. Interior communities like Antiquity, Westmorland, and Caldwell Station see the same clay-soil drainage issues as the rest of north Mecklenburg County, but homes directly on the water in Cornelius face an added wrinkle: older waterfront properties were frequently built with vented crawlspace designs that pull humid lake air directly underneath the house, a setup that's become outdated as encapsulation has become the standard approach.
Davidson
Davidson's waterfront pockets, Davidson Bay, Davidson Point, and the smaller Davidson Landing area along Lake Norman, mix condominiums and single-family homes close enough to the water that moisture control is a standing concern rather than an occasional one. The town center along Main Street and Griffith Street holds older housing stock where crawlspace vapor barriers, if installed at all, are often decades old and due for a look regardless of whether there's been a recent water event.
North Charlotte
We also cover north Charlotte neighborhoods bordering Beatties Ford Road and the areas just south of the Huntersville town line, where Charlotte Water provides the same water and sewer service that serves Huntersville itself. This slice of our coverage sits furthest from where the crew is based, so a truck typically runs closer to 90 minutes here instead of the 70-minute average closer to the lake. We'll tell you that up front on the phone rather than let you assume the same ETA as a Huntersville call.
Hard freezes hit this area the same way they hit Huntersville. Exposed exterior spigots and older, uninsulated supply lines in crawlspaces are the first things to split when overnight temperatures drop below freezing, and homes on the same aging water infrastructure see the same burst-pipe pattern as houses further north near the lake.
